Hey Ben, so instead of awarding the project straight out to a real estate developer, our fair City awards the project to a partnership with Bickerdike Redevelopment and Heartland Housing; you would think affordable housing would be in good hands, right? WTF? We pledge future tax revenue, and get FEWER units? Did Bickerdike and Heartland sign off on a net loss of 500 units? Where is the breakdown? Can you please follow up and get with some comment from them? Signed, confused in West Ridge.

I don't understand this:

Orr ... and his aides tell me they feel they have to help the segregation process because the tax code system usually undercounts the amount of money that should go into a TIF account.

"While imperfect, this practice offers a way to work around the antiquated property tax computer system, which is not flexible enough to meet the needs of the complicated TIF calculations," Orr said.

wouldn't the parcels with negative EVA be the ones that most need to stay in the TIF? wouldn't the parcels with large EVA growth be the best candidates to graduate?
